PERMANENT LED ROOFLINE LIGHTING · VIRGINIA

Permanent LED Roofline Lighting, Installed From $3,000

A permanent lighting system puts a discreet aluminium track along your roofline with individually controlled LEDs inside it, wired in and left in place. No ladders in November, no strands to store, no crew coming back every season. You change the colour from your phone: warm white on an ordinary Tuesday, red and green through December, orange for Halloween, your school’s colours on game day.

Lights Around designs, installs and services these systems across central and northern Virginia. Packages start at $3,000 installed, or our managed year-round programme starts at $900 up front.

What "Permanent" Actually Means Here

The difference between this and every seasonal install is the track. Clip-on lights hang from your gutter edge and come down in January. A permanent system is a slim powder-coated aluminium channel fastened along the fascia, with the LED modules seated inside it and the wiring concealed within the run. It is the same principle behind the national brands (Trimlight, Jellyfish, Gemstone), installed and serviced locally by a Virginia crew rather than shipped and subcontracted.

Reads as Trim

From the ground the track looks like a trim line, not lighting equipment.

Even Spacing for Life

LEDs sit in a fixed housing, so spacing never drifts, sags or twists.

Built for Storms

Nothing dangles from clips, so nothing blows loose in bad weather.

Aimed Outward or Downward, Built for HOA Rules

This is the detail most homeowners don’t know to ask about until their HOA raises it. We set the aim during installation based on your street position and your covenant, and we can supply documentation of the fixture specification if your board asks for it before approving.

In a governed community in Loudoun County, Fairfax or Prince William? Raise it at the site visit and we’ll plan the run around it.

Outward

Washes the face of the house for maximum visibility from the street.

Downward

Keeps the source out of neighbours' sightlines and meets dark-sky and nuisance-lighting clauses.

Board-Ready Specs

Fixture documentation available for HOA approval.

What a Permanent System Costs and Why We Publish It

Most companies in this category won’t give you a number until they’ve been to your house. We’ll give you a range now: our permanent packages start at $3,000 installed. For context, professionally installed permanent lighting generally runs roughly $18 to $35 per linear foot nationally, with most whole-home projects landing in the low-to-mid thousands, so our entry point sits at the sensible end of a normal market, not below it. Your final figure depends on three things:

Linear Footage

How much roofline is being lit.

Storeys & Access

How many storeys and how accessible the run is.

Added Features

Anything beyond the main roofline.

The quote is the price.

What you won't get from us is a low headline number that grows once the crew arrives. We measure, we quote, and that's what you pay.

Not ready for either? Rent the seasonal version first. Our colour-changing C9 roofline package gives you app-controlled colour for one season with nothing fixed to the house, and plenty of clients use it as a trial run.

Designed Around Your Home, Not Stretched Across It

We start with a measurement, not a catalogue. Rooflines in this part of Virginia vary enormously: colonial front elevations, dormers, wraparound porches, steep gables on the older Fredericksburg and Charlottesville housing stock. A system that just follows the longest available line looks wrong on most of them.

At the site visit we decide:

Beyond the Roofline

Most systems start at the roof and grow from there. Everything runs from the same app, so the house reads as one designed scheme. See the full permanent lighting collection.

Patio Lighting

For outdoor living areas used long after the holidays.

Light Bars

Architectural washing and accent work.

RGB Cubes

Landscape and feature pieces.

RGB Globes & Spheres

Glowing feature pieces for gardens and paths.

Permanent Lighting for Businesses, HOAs and Churches

Commercial buildings get more out of a permanent system than houses do, because the lighting works every week rather than once a year: brand colours year-round, seasonal changes without a contractor visit, and awareness campaigns handled from a phone. We hold full liability coverage (see our insurance page). For larger and display-scale work, see our commercial lighting range.

We Install For

After Installation: Warranty, Service and Programming

We Come Out

If a module fails or a section stops responding, call the office and we come out. No manufacturer phone number and good luck.

Local, Fast Service

Based in Locust Grove with crews across the region, so service calls don't wait on a regional dispatcher.

Programming on Request

We can handle seasonal programming even if you bought outright. Love the lights, hate the app? We've got it.

Terms, scheduling and what happens in bad weather are covered on our FAQs page.

Frequently Asked Questions

Can I add to the system later?

Yes. Patio runs, columns, landscape features and accent pieces can be added to an existing controller, which is why plenty of clients start with the roofline and build out over a couple of seasons.

We install year-round, weather permitting. Booking outside the autumn rush usually means faster scheduling — the run-up to the holidays is by far our busiest window.

Pricing is driven by linear footage, roof height and pitch, number of stories, and how many trees and features you want lit. Most single-family roofline packages fall in a predictable band that includes design, installation, in-season service, removal and storage — request a quote and we will price your actual home.

If you plan to light your home most years, usually yes. A permanent LED system is a one-time install with no annual labour cost, and it works for every holiday and every ordinary evening — not just December. We will run the break-even comparison for your home during a free site visit.

Yes. Permanent systems are app-controlled with full RGB colour and scheduled scenes. Seasonal displays are designed to your colour scheme, and wedding uplighting is matched to your palette and can change between ceremony, dinner and dancing.

A rental goes up in November and comes down in January, and you pay again next year. A permanent system is installed once, works all year for any occasion, and has no recurring cost if you buy outright. If you’re weighing the two, our Christmas light packages show what the seasonal route costs.

Christmas installations: August through early October. Weddings and events: three to twelve months ahead. Commercial and HOA displays: June through September. Permanent lighting: spring and summer for the widest choice of install dates.

Yes — commercial lighting is a core part of what we do, including tower trees, giant displays, tunnel structures and light-pole fixtures, with multi-year agreements available.

Book a Free Roofline Measurement

We’ll measure your roofline, talk through where the light should and shouldn’t go, check your HOA position if you have one, and give you a firm installed price. The measurement is free and there’s nothing to sign. Want to know who’d be on your roof first? See our about page.
