Loudoun County Christmas Light Installation Pricing

Most companies in this market won’t put a number on a page. We’d rather you know up front.

Residential roofline packages start at $940 and scale through our Elf, Rudolph, Santa and North Pole tiers to around $3,200 for large multi-gable homes. Tree wrapping runs $150 to $1,475 by height and species. Wreaths, garland, pillar wraps and window lights fall between $75 and $400. Estate and commercial work is quoted on site, because a fence line and a data center entrance aren’t priced from a table.

Loudoun Historic Districts, Permits & Safety Standards

Parts of Loudoun have rules about what you can attach to a building, and they’re worth knowing before a crew arrives. Downtown Leesburg sits inside the Old & Historic District (H-1 overlay), where exterior alterations are reviewed by the Board of Architectural Review through a Certificate of Appropriateness.

Seasonal displays are usually straightforward, because temporary decorations don’t alter a structure. Permanent roofline systems are the ones to check. Outside the towns, permanent electrical work falls under Loudoun County’s building codes and may require an electrical permit. We’ll tell you at the design stage which category your project falls into, and we don’t start work that hasn’t cleared it.

Are Christmas lights a fire hazard?

They can be. The U.S. Fire Administration notes that nearly one-third of home Christmas tree fires start with an electrical problem, and its guidance is direct  inspect every strand before it goes up, discard anything with frayed or pinched wire, and never exceed the manufacturer’s limit on connected strands. We follow those rules on every job, which is why we replace damaged product rather than repair it.

The ladder is the other half of the risk. OSHA’s fall protection standards exist because December rooflines  wet, pitched, often slate or standing seam on Loudoun’s older properties  are unforgiving. Our installers are trained, equipped and insured for that work.

Do Christmas lights use a lot of electricity?

Incandescent strands do. LEDs don’t. ENERGY STAR certified light strings use roughly 92% less energy than incandescent and last up to ten times longer, with no filaments or glass to break. They also run cool to the touch, which matters on dry greenery and painted timber. On a large estate display that’s the difference between a December bill you notice and one you don’t — and it’s why our permanent LED systems are practical to run year-round.

Generally no, and here’s the honest reason: we can’t warranty product we didn’t supply, and retail strands rarely survive a full season on an exposed Loudoun roofline. Our packages include commercial-grade C9 LED bulbs, and if one fails mid-season we replace it at no cost.

Commercial-grade C9 LEDs on custom-cut runs measured to your roofline — no swagged extension cords, no visible joins, no gaps where a strand ran short. They’re rated for roughly 50,000 hours against a season or two for retail product.

Measure the rooflines you want traced — usually the front gutter line plus any gables facing the street. A typical two-story Ashburn colonial runs 120–180 feet; a Middleburg estate with wings and outbuildings can exceed 600. We measure at the design walk so you’re not guessing.

September or October. We design and pre-build through the fall and install on a scheduled route from early November, and Loudoun dates fill before Thanksgiving most years. Call anyway in December  cancellations happen.

Yes, and it’s included. Takedown happens in January on a scheduled route, and your display is stored climate-controlled until next season. Removal is commonly billed as a $100–$400 extra elsewhere  not here.
