Holiday Lighting Built for Loudoun County Homes, Estates and Campuses
Lights Around designs, installs, services and takes down professional Christmas lights for homes, estates, wineries and businesses across Ashburn, Leesburg, Sterling, Purcellville, Middleburg and the rest of Loudoun County. Packages start at $940, and January takedown and storage are included in every quote.
Loudoun County asks more of a lighting company than most places do. A Middleburg estate with a quarter-mile of fence line, a Leesburg townhouse inside the historic overlay, an Ashburn corporate campus that needs the install finished before Monday morning traffic — those are three different jobs, and one ladder and a staple gun will not cover any of them. Lights Around designs, installs, maintains and takes down professional Christmas light displays across Ashburn, Leesburg, Sterling, Purcellville, Middleburg and the rest of the county, using the same commercial-grade roofline packages and tree wrapping we run on properties from Lynchburg to Fairfax.
What Christmas Light Installation Costs in Loudoun County
Most companies in this market will not put a number on a page. We would rather you know before you pick up the phone. Residential roofline packages start at $940 for the Elf package and scale through Rudolph and Santa to around $3,200 for the North Pole package on large multi-gable homes. Tree wrapping runs $150 to $1,475 depending on height and species, and wreaths, garland, pillar wraps and window lights fall between $75 and $400. Estate and commercial properties are quoted on site, because a fence line and a data center entrance are not priced off a table. Every quote covers design, installation, materials, service during the season, takedown and storage. Nationally, removal alone is commonly billed at $100 to $400 as a separate charge. Full package details and pricing are here.
Roofline Lights, Wrapped Trees and Everything That Finishes the Display
Most Loudoun homes start at the roofline, traced in custom-cut commercial C9 LEDs measured to your gutters and gables rather than swagged from a retail box. From there it is usually the trees: small tree wraps for young front-yard plantings, medium and large wraps for established maples and oaks, and full-height work up to 24 feet or 30 feet on the mature trees that line older Purcellville and Middleburg properties. Trunk wraps are the lower-cost way to light a row of trees along a drive. The finishing details matter more than people expect: wreaths and garland on the entry, pillar light wraps on columns and gate posts, shrub lights and ground lights to keep the front of the house from going dark below the roof.
What Happens Between Your Call and the First Night It Is Lit
Nobody should have to guess what they are buying. Here is the whole sequence, in order.
Someone walks your property before we quote a number.
We measure the rooflines you want traced, count the trees, look at where power actually is, and note anything that changes the install: slate, standing seam, a historic overlay, a gate that needs a code. You get a written quote against those measurements, not a phone estimate.
Your display is built to your measurements before install day.
Runs are cut and assembled in our shop through the fall, so install day is hanging, not improvising. It is why the finished lines have no visible joins and no gap where a strand ran short.
We install on a Loudoun route from early November.
Crews work the county by area, so neighbors often go up on the same run. Book in September or October if you want a date before Thanksgiving.
If something fails, you call us.
Service during the season is part of the package. A dead run in the second week of December is our problem, not a ladder you have to rent on a Saturday.
We take it down in January and store it until next year.
Same route, same crew, no bins in your garage.
Takedown and Storage Are Already in the Price
This is the line item that surprises people when they compare quotes. Around the country, removal is commonly billed separately at $100 to $400, and storage is the homeowner’s problem — which in practice means a tangle of strands in the garage that will not survive until next December. Ours is one price covering design, materials, installation, in-season service, January takedown and climate-controlled storage of your display. When you compare our package pricing against a cheaper quote, check what happens in January before you decide which one is actually cheaper.
Permanent Outdoor LED & Christmas Lighting in Loudoun
A permanent system sits inside your roofline trim and is hard to see during the day. One installation covers every holiday — warm white for Christmas, orange for Halloween, red and white for game days, and red, white and blue for the Fourth of July — all from your phone. No ladder, no crew visit and no storage bins in the garage.
For larger Loudoun homes, where a seasonal display is a real yearly cost, the numbers add up fast. The LED fixtures are rated for about 50,000 hours, which is a couple of decades of holiday seasons. Systems start around $1,750 for color-changing C9 roof lights and go up through light bars, year-round exterior lighting and RGB spheres. Not sure which fits? We can price seasonal and permanent side by side at your design walk.
Commercial Holiday Lighting for Ashburn Campuses, Retail and Offices
Loudoun’s commercial work has its own rhythm: certificates of insurance before anyone’s on site, install windows that don’t disrupt trading hours or shift changes, and a crew that can respond within a day when something fails in the middle of December.
We light retail centers, office and data center campuses, municipal buildings and hotels — from one lit entrance to full programs with tower trees, giant light-up bulbs, light curtains and tunnels. Browse our commercial lighting options or the full lighting inventory.
Event, Wedding & Winery Lighting in Ashburn and Loudoun
Loudoun’s wineries and estate venues host all year, not just in December. If you’re planning an event instead of decorating a house, we handle wedding lighting and event and party lighting — bistro light canopies, uplighting, monogram projection and dance floor washes — for venues from Ashburn to the Middleburg hunt country. For a planning checklist, read our guide to custom event lighting in Virginia.
Fence Lines, Long Drives and the Rest of Estate Work
Estate lighting is a different job from a roofline, and it is most of what we do west of Leesburg. A quarter-mile of board fence, a line of trees along the drive, gate posts at the road, a barn or riding arena that people see before they see the house — those need lift equipment, enough cable planning to keep runs off the ground, and a crew that has done it before. We light equestrian properties, vineyard rows, pergolas and tasting room canopies, and we design the display so that what you see from the road and what guests see from the courtyard both work. Recent work is in the photo gallery.
Where We Install Across Loudoun County
We are on rooflines across the county every November, and each corner of it wants something different.
- Ashburn & Brambleton — newer builds with clean, tall rooflines that carry a bold single-color run beautifully. Most of our corporate campus work sits here too, given the data center corridor.
- Leesburg — the historic overlay downtown needs a careful hand and non-penetrating fixings; the newer subdivisions north of town do not. We quote them differently.
- Sterling & Cascades — dense, walkable streets where one well-lit house sets the tone for the whole block.
- Purcellville & Round Hill — deeper lots and mature trees, where tree wrapping is what makes a property visible from the road.
- Middleburg & the hunt country — estate work: fence lines, tree-lined drives, gate posts, barns and long approaches. This is where our lift equipment and crew depth matter.
- Hamilton, Lovettsville & Waterford — village properties where discreet fixings and a light hand matter more than scale.

Why Loudoun Homeowners Book Lights Around
Every company here says it’s professional and insured. Here’s what that means with us: commercial-grade C9 LED bulbs that we own and replace free if they fail mid-season, crews trained and equipped for steep winter roofs, insurance certificates sent before we set foot on a commercial site, and one price that includes January takedown and storage. We publish our package pricing so you can compare fairly.

Historic Districts, Permits and Safety in Loudoun County
Parts of Loudoun have rules about what you can attach to a building, and they are worth knowing before a crew arrives. Downtown Leesburg sits inside the Old & Historic District (the H-1 overlay), where exterior alterations are reviewed by the Board of Architectural Review through a Certificate of Appropriateness. Seasonal displays are usually straightforward, because temporary decorations do not alter a structure. Permanent roofline systems are the ones to check, and outside the towns, permanent electrical work falls under Loudoun County’s building codes and may require an electrical permit. We tell you at the design stage which category your project falls into, and we do not start work that has not cleared it.
Are Christmas lights a fire hazard?
They can be. The U.S. Fire Administration notes that nearly one-third of home Christmas tree fires start with an electrical problem, and its guidance is direct: inspect every strand before it goes up, throw away anything with frayed or pinched wire, and never exceed the manufacturer’s limit on connected strands. We follow those rules on every job, which is why we replace damaged products rather than repair them. The ladder is the other half of the risk — December rooflines are wet, pitched and often slate or standing seam on Loudoun’s older properties, and OSHA’s fall protection standards exist for a reason. Our installers are trained, equipped and insured for that work.
Do Christmas lights use a lot of electricity?
Incandescent strands do. LEDs do not. ENERGY STAR certified light strings use roughly 92% less energy than incandescent and last up to ten times longer, with no filaments or glass to break. They also run cool to the touch, which matters on dry greenery and painted timber. On a large estate display that is the difference between a December bill you notice and one you do not — and it is why our permanent LED systems are practical to run year-round.
Loudoun County Christmas Light Installation FAQs
How much does Christmas light installation cost in Loudoun County?
Residential packages start at $940 and run to about $3,200 for large multi-gable homes; tree wrapping is $150–$1,475 by height. Estate and commercial properties are quoted on site. Full package details here.
Will you hang lights I already own?
Generally no, and here’s the honest reason: we can’t warranty product we didn’t supply, and retail strands rarely survive a full season on an exposed Loudoun roofline. Our packages include commercial-grade C9 LED bulbs, and if one fails mid-season we replace it at no cost.
How are your lights different from store-bought?
Commercial-grade C9 LEDs on custom-cut runs measured to your roofline — no swagged extension cords, no visible joins, no gaps where a strand ran short. They’re rated for roughly 50,000 hours against a season or two for retail product.
How many feet of lights do I need for my house?
Measure the rooflines you want traced — usually the front gutter line plus any gables facing the street. A typical two-story Ashburn colonial runs 120–180 feet; a Middleburg estate with wings and outbuildings can exceed 600. We measure at the design walk so you’re not guessing.
How early should I book?
September or October. We design and pre-build through the fall and install on a scheduled route from early November, and Loudoun dates fill before Thanksgiving most years. Call anyway in December — cancellations happen.
Do you take the lights down?
Yes, and it’s included. Takedown happens in January on a scheduled route, and your display is stored climate-controlled until next season. Removal is commonly billed as a $100–$400 extra elsewhere — not here.
Can you light trees, fence lines and larger outdoor features?
That’s most of our Loudoun work. Tree wrapping up to 30 feet, fence line and allée runs, gate posts, barns, pergolas and vineyard rows. See examples in our photo gallery.
Which Loudoun towns do you serve?
Ashburn, Brambleton, Leesburg, Sterling, Cascades, Purcellville, Round Hill, Middleburg, Hamilton, Lovettsville and the surrounding county — plus Fairfax County next door.
