Fairfax County Service Area

Holiday Lighting Across Fairfax County, Virginia

Fairfax homes set a high bar. A McLean colonial with three gables and a slate roof, a Great Falls estate set back behind old oaks, a Vienna home on a street where every neighbor is watching. These aren’t jobs to figure out from a ladder on a Saturday.

Lights Around designs, installs, maintains and removes professional Christmas light displays across Vienna, McLean, Great Falls, Herndon, Reston, Centreville, Chantilly, Burke, Annandale, Springfield and the rest of Fairfax County. Everything we hang is commercial-grade LED from our Christmas light packages.

Where We Install Across Fairfax County

Fairfax isn’t one market. It’s a dozen, and each street tells you what it wants. Here’s how we usually light each part of the county.

Christmas Light Installation in Vienna and Oakton

Walkable blocks where one well-lit house sets the tone for the whole street. Warm white rooflines with wrapped street trees are the request we get most, and most Vienna colonials fit the Rudolph package.

Christmas Light Installation in McLean and Great Falls

Bigger lots, longer sightlines, and slate or standing-seam roofs that need clips made for that roof and a trained crew. Estate work here is as much about gate posts, drives and big trees as the house itself. Most homes land on the North Pole package paired with large tree wraps.

Christmas Light Installation in Reston and Herndon

A mix of townhome clusters and corporate campuses. We light both, often in the same week. For HOA common areas and office entrances, see our commercial Christmas lighting.

Chantilly and Centreville

Newer colonials and townhome rows on our western Fairfax route. See Christmas light installation in Chantilly and Christmas light installation in Centreville below.

Christmas Light Installation in Burke, Springfield and Annandale

Established neighborhoods with mature trees, where wrapped trees often do more for a house than a roofline alone.

City of Fairfax and Fairfax Station

The City of Fairfax and Old Town have their own review process for historic properties, separate from the county’s. We know it, and we’ll flag it before we quote. Just outside the county, we also run crews in Loudoun County, Manassas and Woodbridge & Occoquan. The full service-area map has the rest.

Christmas Light Installation in Chantilly, VA

Chantilly is a regular stop on our western Fairfax County route, with crews in the area every day from early November. Here is what we usually see and what most Chantilly homes need.

What Chantilly Homes Usually Need

Most Chantilly streets mix two-story colonials from the 1980s and 1990s with newer townhome rows. Townhomes with up to 75 feet of roofline fit our Elf package for Chantilly townhomes, from $940. A colonial with a front gable and garage usually fits the Rudolph package, from $1,700.

Clean, straight rooflines look sharp in one solid color. Pillar light wraps and lit garland finish the porch without crowding it.

HOAs and the Sully Historic District

Many Chantilly neighborhoods have an HOA. Seasonal lights rarely need approval, but we can send your HOA a photo of the planned design first. Homes near Sully Historic Site sit inside a county Historic Overlay District, where permanent fixtures may need review. We will tell you at the walk-through if that applies.

Live in South Riding? Your mailing address may say Chantilly, but you are in Loudoun County. See our Loudoun County Christmas light installation page.

Chantilly Christmas Light FAQs

Yes. Chantilly is part of our regular Fairfax County route, with installs from early November. Packages start at $940 and include repairs, January takedown and storage.

Most Chantilly townhomes fit the Elf package, which covers up to 75 feet of roofline from $940. End units and homes with a garage usually move up to Rudolph.

By late October if you want your lights up before Thanksgiving. Western Fairfax dates are usually the first to be fully booked.

Christmas Light Installation in Centreville, VA

Centreville shares a route day with Chantilly, so both towns get the same crews and the same install window. We light townhome communities and larger single-family homes across the area.

What Centreville Homes Usually Need

Centreville has more townhome communities than most of the county, plus larger single-family homes in Virginia Run and Sully Station. Townhomes usually fit the Elf package from $940. Bigger multi-gable homes often need the Santa package for larger Centreville homes, which covers up to 275 feet from $2,500.

Many Centreville yards have one or two large front trees. Tree light wraps add a lot for $150 to $1,475.

Old Centreville and the Historic District

The streets around Old Centreville sit inside a county Historic Overlay District. Seasonal Christmas lights are almost always fine. If you want permanent roofline lights there, we will check the rules with you before we quote.

Planning a party instead? Centreville families also book our wedding and event lighting for backyard parties, graduations and receptions.

Centreville Christmas Light FAQs

Yes. Centreville is on our regular western Fairfax County route. Every package includes design, install, repairs, January takedown and storage.

Usually not for seasonal lights, but rules differ by community. We can send your HOA a design photo before install day.

Yes. Color-changing C9 roof lights start around $1,750 for up to 100 feet. In the historic district, we confirm the rules first.

Commercial building outlined with warm white roofline lights at night

How It Works, From Your Call to the First Night Itโ€™s Lit

Most people call us with nothing more specific than โ€œthe roofline, I think.โ€ Thatโ€™s a fine place to start. Hereโ€™s what happens next.

1. We walk your property before we quote

A designer measures your roofline, counts the peaks and checks what your roof is made of. You leave that visit with a written price and a package tier, not a range.

2. We build your display before install day

After your walk-through, we cut every strand to the exact length of your roofline, attach the clips that fit your gutters and shingles, and test each bulb in our shop before install day. Because each display is built ahead in October and early November, Fairfax install dates are usually fully booked before Thanksgiving.

3. We install on our Fairfax County route from early November

You donโ€™t need to be home. Nothing is stapled, nailed or screwed into your roof, siding or trim.

4. If something fails, we fix it

In-season repairs are part of every package. Burned-out bulb or a strand that stops working? We fix it at no charge. You stay off the ladder.

5. We take it down in January and store it

We take everything down in January and store it until next season. Details below.

Takedown and Storage Included in Every Fairfax Quote

Nobody wants to spend a cold January Saturday pulling clips off a wet roof, then open a bin of tangled, broken strands the next November. We take care of both.

After the holidays, our crew takes your lights down and stores them until next fall. Your strands are already cut to fit your house, so next yearโ€™s install goes faster. Some Northern Virginia installers charge $100 to $400 just for removal. With us, itโ€™s part of the price you were quoted.

If a strand comes back damaged, we replace it instead of patching it, so your display looks new every season. Want to skip the yearly setup altogether? See permanent roofline lighting below.

Permanent roofline lights in red and warm white on a two-story home

Permanent Christmas & Year-Round Roofline Lighting in Fairfax

A permanent system tucks into your roofline trim and disappears in daylight. One install covers the whole year: warm white for Christmas, orange for Halloween, red and white for game days, red-white-blue for the Fourth of July โ€” all from your phone, no ladder, no crew, no bins in the garage.

For Fairfax homes, where a seasonal install is a real recurring line item, the math works quickly. Fixtures are rated for roughly 50,000 hours โ€” two decades of seasons.

Systems start around $1,750 for color-changing C9 roof lights and run through patio runs, light bars and RGB spheres. See specs on our permanent lighting page, or have us price seasonal and permanent side by side at your design walk.

Commercial & Corporate Holiday Lighting in Fairfax County

Fairfax commercial work runs on its own clock: certificates of insurance before anyoneโ€™s on site, install windows that donโ€™t disrupt trading hours, and a crew that can respond within a day when something fails in the middle of December.

We light retail centers, office parks, municipal buildings, hotels and HOA common areas from Tysons to Fair Oaks โ€” from a single illuminated entrance to full programs with tower trees, light curtains and tunnel structures. Explore our commercial lighting solutions or the complete lighting inventory.

Hosting rather than decorating? We also handle wedding lighting and event and party lighting at venues across Northern Virginia.

Fairfax Historic Districts, Permits & Safety Standards

Parts of Fairfax have rules about what you can attach to a building, and it’s worth knowing which side of the line you’re on before a crew arrives.

Fairfax County maintains formal Historic Overlay Districts, where exterior work is reviewed by the Architectural Review Board against published design guidelines. The City of Fairfax is separate from the county and runs its own Board of Architectural Review โ€” a distinction that catches people out regularly.

Seasonal displays are usually straightforward, since temporary decorations don’t alter a structure. Permanent roofline systems are the ones to check: the County publishes clear guidance on whether a project requires a permit, and permanent wiring may need a residential electrical permit. We’ll tell you which category your project falls into at the design stage, and we don’t start work that hasn’t cleared it.

Are Christmas lights a fire hazard?

They can be. The U.S. Fire Administration notes that nearly one-third of home Christmas tree fires start with an electrical problem, and its guidance is direct โ€” inspect every strand before it goes up, discard anything with frayed or pinched wire, and never exceed the manufacturer’s limit on connected strands. We follow those rules on every job.

The ladder is the other half. OSHA’s fall protection standards exist because December rooflines โ€” wet, steep, often slate or standing seam on McLean and Great Falls homes โ€” are unforgiving. Our installers are trained, equipped and insured for that work.

Do Christmas lights use a lot of electricity?

Incandescent strands do. LEDs don’t. ENERGY STAR certified light strings use roughly 92% less energy than incandescent and last up to ten times longer, with no filaments or glass to break. They also run cool to the touch, which matters on dry greenery and painted trim. It’s why our permanent LED systems are practical to run year-round rather than seasonally.

Fairfax County Christmas, Holiday and Event Light Installation FAQs

How much does Christmas light installation cost in Fairfax?

Residential packages start at $940 and run to about $3,200 for large multi-gable homes; tree wrapping is $150โ€“$1,475 by height. Estate and commercial properties are quoted on site. Full package details here.

Both, plus the communities around them: Vienna, McLean, Great Falls, Reston, Herndon, Centreville, Chantilly, Burke, Springfield, Annandale and Fairfax Station. The City of Fairfax is an independent city with its own review board for historic properties, so we handle the paperwork a little differently depending on where you are.

Yes, fully insured for work at height, and we’ll send a certificate of insurance before we start. On slate, standing seam and steep pitches we use fixings designed for the roof type โ€” never staples, nails or anything that penetrates roofing material.

Seasonal displays are permitted under most Fairfax HOA covenants, though some restrict color, timing or takedown dates. Permanent roofline systems more often need written approval. Send us your covenant at the design stage and we’ll read it with you.

Most Fairfax homes are a half-day, occasionally a full day for large multi-gable properties or extensive tree work. We pre-build and pre-cut your display before we arrive, so the time on site is installation rather than assembly.

Yes. A Vienna colonial wants clean symmetrical rooflines; a contemporary in Reston looks better with restraint and uplighting; a Great Falls estate is about drives, gate posts and specimen trees rather than the house alone. We design to the architecture, not from a template.

Yes, and it’s included. Takedown happens in January on a scheduled route, and your display is stored climate-controlled until next season.

September or October. We design and pre-build through the fall and install on a scheduled route from early November โ€” Fairfax dates fill before Thanksgiving most years. Call anyway in December; cancellations happen.
